What's included
A deceased estate clean-out in the Northern Rivers usually falls to one family member with a weekend and a deadline — the agent wants the house empty, the solicitor wants it done, and half the family lives interstate. Every deceased estate clean-out price includes:
- Two of us, the whole job. Large estates get both trailers and a full day.
- All loading, every room. You don't carry anything.
- Keep, donate, dump — your call. You walk us through what stays. Anything with life left goes to Vinnies or Lifeline, not landfill, and we text you the donation receipt. For a lot of families, "Mum's things went to charity" is the part that matters.
- Sorting and recycling. Metal, e-waste and green waste separated to keep the tip fee down.
- Tip fees included. One number for the lot.
- Left clean. Swept through and photographed, ready for the agent or the cleaner.

Ranges, not guesses: the exact number is built on site in front of you. Add $30 beyond ~25 km from Ballina; Byron-side loads run 10–15% higher for gate fees.
How it works
- Call or text to book a free on-site quote. We walk through the house with you, or with the agent or solicitor if you're not local, and price it in the quoting app in front of you. The price is the price, confirmed before anything is touched.
- Booking by SMS. A written arrival window and our names. Executors and solicitors get it in writing for the file.
- On the day. Text twenty minutes out, then both of us with the trailers, shoe covers and floor runners for inside.
- Sort room by room. Keep, donate, dump. Personal items set aside. Donations delivered, receipt texted.
- Sweep through, photos, docket. Before-and-after photos of every room and the tip docket kept on file.
What we won't take
- Asbestos. Older homes in Alstonville and Lismore often have fibro sheeting, old eaves or vinyl tiles. We won't disturb it and we'll refer you to a licensed removalist.
- Chemicals, paint, fuel, gas bottles, medicines. Household quantities go free to the Community Recycling Centre at Ballina, Lismore or Myocum; medicines go back to a pharmacy. We'll bag them and tell you where.
- Needles and sharps.
- Soil, concrete, bricks, tiles, renovation rubble. Taken, priced by weight on site.

How much does a deceased estate clean-out cost in the Northern Rivers?
Most estates are one to three heaped trailers. A full trailer is $330–380 and a second trailer on the same job is +$250, so a typical three-bedroom house runs roughly $600–900 depending on what's there and how much can be donated. Per-item extras like mattresses (+$70) and fridges (+$60) are added on. You see the whole price built on site before we start.
Can you do it if I'm not in the area?
Yes. We can meet the real estate agent, solicitor or a neighbour with the key for the on-site quote, send you the itemised price and photos, and confirm by phone before we start. You'll get before-and-after photos of every room and the donation receipts.
Will you sort through personal papers and belongings?
We set aside anything that looks personal — documents, photos, jewellery, cash, medals — in one place for you, and we don't throw any of it. We don't read through papers or make decisions about what's sentimental; that's yours.
Do you work with solicitors and real estate agents?
Yes. We give written quotes and tip dockets for the estate file, and we can invoice the estate directly. For agents, the job is getting a property to "empty and swept" before the photographer comes through. Call or text and we'll sort the paperwork side with whoever's handling it.
